Artemis ingests every situation it receives through one intake, then ascertains which of them have robust fundamentals. Our system will pattern match each one against every registered mandate and route it to the relevant acquirers. Artemis does not advertise or list them.

Circumstantial

Pertaining to the seller

Somebody’s circumstances rather than the property’s. This sets the timetable and the discount, and it is the half of a situation an ordinary agent cannot act on.

  • Death and probate, including property held pending grant
  • Debt, arrears and repossession
  • Divorce, separation and directed sales
  • Insolvency, receivers and administrators
  • A bridging facility approaching term without an exit
  • A hard deadline: emigration, a chain break, a sale that keeps falling through

Tenurial and Occupational

Pertaining to tenure and occupation

Who is in it, and on what basis it is held. The property itself is often fine; establishing who has what right over it, and getting them out, is not.

  • Squatters and occupiers with no agreement
  • Unknown or undocumented tenancies
  • Tenants in arrears
  • Possession proceedings already under way
  • Regulated or protected tenancies
  • Hoarding, or vacant possession that cannot be given
  • Short lease, with enfranchisement not started
  • Defective, unregistered or missing title
  • Restrictive covenants, easements and third-party rights
  • Absent freeholder, or a defective lease structure

Regulatory

Pertaining to statute

What the state demands before the property can be sold, let or funded. A mainstream lender will not act while any of it is outstanding, which is what puts the property in front of you.

  • Works carried out without consent, or a retrospective application
  • Enforcement notices and building regulations breaches
  • An HMO unlicensed, or licensed below its actual use
  • Cladding and remediation obligations
  • Derelict, or below the statutory standard for letting
  • Listed building or conservation area breach
  • Lapsed consent, unmet obligations, or a part-built scheme with no sign-off

Two or more of the above

More than one category in the same situation. These take the most workflow, and Artemis will do that work before anything is routed to you. They also carry the widest spreads, because most investors will not look at them.

  • Probate where an occupier will not leave
  • Repossession pending on a property below the letting standard
  • Divorce where one party remains in occupation
  • An HMO in arrears and licensed below its actual use
  • A stalled site with a facility approaching term
  • A portfolio where tenure and occupancy differ unit by unit

A mandate can be as narrow or broad as you want it. Tell Artemis you will look at one of these categories and that is all our system will route to you. Your exclusions are recorded and applied in the same way as everything else you register.

The mechanism

How We Work

Registration

Tell Artemis what you buy: geography, asset types, the situations you will look at, how you fund, how fast you can move, and what you will not consider. All of it is recorded as structured fields so our system can read it.

Ingestion

Owners, executors, directors and introducers all submit through the same structured intake. Artemis ingests the documents held, the debt position and any confidentiality constraints at source.

Quantification

Artemis will ascertain the fundamentals: authority to sell, the debt and consent position, tenure, occupancy, and anything still unresolved. A situation without robust fundamentals is held here.

Pattern Matching

Mandates and situations are recorded against the same controlled vocabulary, so our system will compare them field by field and quantify the fit against our rubric. Your exclusions are applied at the same time as your inclusions.

Placement

You will receive the same summary every time, in the same order, and every one will state why it was sent to you and what is still unresolved. Artemis will release identifying detail once you say you want it.
